Average daily traffic count of 63,000+ cars per day (cpd). Population studies show over 18,000 people in a 1-mile radius; 71,000 people within a 5-minute drive and an average household income over $69,000 per year. The trade area has been improving over time and there is significant evidence that the adjacent shopping center will undergo a major redevelopment in the foreseeable future. The thoroughfare fronting the property provides direct access to two major freeways for area residents.

DEAL STORY

The property had been on the market for sale and vacant for an extended time. The previous tenant, Wendy’s, built another location within the trade area. Our market study concluded that the average daily traffic flow combined with the residential density would make this an attractive location for another quality QSR tenant and KJF Partners proceeded with the acquisition of this well located, vacant property.

RESULT

Result for our investors is we secured and executed a new 15-year lease with a strong franchisee of Del Taco. After the Tenant took occupancy, we sold/exchanged the property and achieved a 90% return on invested cash. Fifty percent (50%) of investor’s cash was returned and we exchanged into two separate QSR properties. Investors are enjoying immediate, double digit cash flow on the remaining cash invested and own an additional QSR property with a drive-thru that has significant upside potential.
